What does rent include?

​Rent includes building maintenance and services including; electricity, janitorial services and complimentary Wi-Fi. Under certain conditions, there may be a nominal charge for a shop using excessive amount of electricity or electrical upgrades required for tenant needs. We have optional mailboxes for $10 per month. We will be offering high speed, hard line internet access in the near future for those needing it.

Is there heat and air conditioning?

As the building was built for storage & there is no central heat or air conditioning. Luckily, air conditioning is not a problem as the building stays cool due to it's concrete construction. Space heaters may be necessary for some work shops. Each work shop comes with a ceiling fan on remote.

Do I need to sign a long term lease?

New workshop dwellers will sign a 1 year lease. A deposit in the amount of one months rent is required upon lease signing. Tenant will be required to fill out an application and will be subject to a $20 charge for a credit check. We do have an early termination fee of $250 to end early, subject to re-renting of the unit.

What type of lease would I sign?

The BEKIN will require a "Gross Lease" in which the landlord is responsible for all building related expenses and the tenant is responsible for only their month rent unless otherwise agreed.

What are the building hours?

Normal workshop hours will be 6:30am- 10pm, 7 days per week. All floors and gates will be locked all other times. . Absolutely, no spaces can be used as a "flop house" or similar for work shop occupants and or guests.

What businesses are permitted?

We don't have an official policy on permitted and non-permitted business. We will need to assess each potential work shop dweller based on their wants and needs and make sure that they are consistent with the building synergy. What does each work shop include?

Each work shop comes in a raw form with concrete walls/ ceilings/ flooring. Some interior walls may be standard drywall. Each will have a solid core door, light wells in some spots, florescent lighting, and several electrical outlets. Spaces will vary in regards to natural light as most don't have windows. One public restroom is available on each floor which includes a slop sink with hot/ cold water. Each shop has either a 5' double door or 36" single door. We do not have a ventilation system.

Parking and Building Access?

Currently we are issuing parking permits (typically one per unit). There are approximately 20 parking spots, none of which are reserved. Parking is on a first come first serve basis, with no visitor parking in our lot. Temporarty parking is available in front of the freight elevator for loading/ unloading. Access to the building is currently in the rear only off 37th Street.

What type of tenant improvements are allowed?

In general, tenant improvements just need to be approved by the building management. All concrete is to remain white but the drywall may be painted but needs to be repainted white upon vacating. Items to be affixed to concrete walls/ ceilings, flooring, and electrical need to be approved. Electrical improvements/ changes will be made by the BEKIN management "approved" electrician. The goal is not to be restrictive, but only to preserve the integrity of the building.
